Rhode Island real estate inventory gains

Warwick, RI- The Rhode Island real estate market continues to show increases in the median price of homes at $279,450, an increase of 3.5%.

At the same time, the number of homes coming on the market is increasing which according to Robert Scaralia Director for the Real Estate Institute Of Rhode Island is a positive sign. Over the last number of years, inventory has been at all-time lows which created an unbalanced market between buyers and sellers which caused home values to increase rapidly creating an affordability challenge in the market, Scaralia points out a balanced market creates a healthier more sustainable market for both buyers and sellers. One simple principle of is a property owner can sell their home for top dollar but if they need to buy a new home to replace the old they are now paying top dollar on the back end. Rhode Island Values Increase -June 2018


Rhode Island Home Values Increase

PROVIDENCE, R.I. — The median price of houses sold in Rhode Island in June hit $290,000, the highest monthly median price since July 2006, the Rhode Island Association of Realtors reported Friday.
A continuing issue with low inventory led to a nearly 4-percent decrease in the number of houses sold in June, compared with June 2017, the association also reported.
June’s $290,000 median price was more than 6 percent higher than it was in June 2017 ($275,000), and it is also “just 2.8 percent less than the highest monthly median price on record.”
“There’s no doubt that our biggest problem right now is that we can’t meet the pent-up demand for housing,” association president Joe Luca said. “People aren’t selling. They’re staying in their homes longer for a number of reasons — fewer people are being forced to sell due to distressed sales, some people refinanced to extremely low rates that they don’t want to give up, [and] others don’t want to sell because they’re scared they won’t be able to find a home to move to in this market.”
“On top of all that,” Luca added, “Rhode Island remains last in the country in construction starts, and the few new builds that we do have aren’t at a price point that first-time homeowners or most of the middle class can afford.”
Rhode Island communities with the lowest inventory in June included parts of Providence, Pawtucket, Woonsocket, Central Falls, Cranston, and Warwick, and the neighborhoods of Manville in Lincoln, Rumford in East Providence, and several rural villages in the southern part of the state: Ashaway (Hopkinton), Wood River Junction (Richmond) and Bradford (Hopkinton and Westerly). All these locations had less than two months’ worth of housing supply, and five to six months of inventory is considered balanced — neither a buyers’ nor sellers’ market.
Rhode Island’s small condominium market also experienced a price increase in June, with the median condo price rising 8 percent to $230,000, though sales fell by 7 percent, to 227 condos sold.
The association added that “with the cost of rents skyrocketing, multifamily properties have become an attractive investment and sales have seen a meteoric rise in prices as a result.”
There were 205 multifamily properties sold in Rhode Island in June, with a median sales price of $250,000, up 19 percent from June 2017.

Rhode Island and Florida agree to real estate licensing reciprocity

Warwick Rhode Island- Rhode Island has entered into a licensing reciprocity agreement with the state of Florida. With this agreement, licensed Rhode Island real estate agents can now apply for their Florida license without full examination. A perfect Real Estate storm for Rhode Island

Rhode Island- With just 2497 single-family homes on the market in January.  Rhode Island had less than a three-month supply of listings in January, resulting in a single-family home market that significantly favored sellers. The low supply has resulted in lower sales numbers but home values have seen a 9% increase.

According to Robert Scaralia Education Director for the Real Estate Insitute Of Rhode Island, anyone who has been thinking about selling now is the time to list their property.  The lack of competition in the marketplace is increasing property values so sellers are realizing greater returns. And, when buying their next home, they are taking advantage of the historically low-interest rates.

Scaralia noted that the median price rose 20 percent to $225,000 in the multifamily property sector and sales activity rose 3.6 percent year-over-year. Pending sales dropped 18 percent from the previous 12 months.
Condominium sales, the median sales price rose 15.6 percent from January of 2017, to $215,000.  Sales activity was at 11.5 percent while pending sales decreased 7.7 percent. Taking into account active properties for all categories of housing and the current level of demand plus the historically higher demand that comes with the spring and summer market it will create a perfect real estate storm in Rhode Island.

Real estate values rise in Rhode Island

Rhode Island- According to recent statistics released by Rhode Island Realtors median home prices rose 9% in January 2018. Median single-family sales prices were $244,900, 9% above what it was at the same time period in 2017.

The increase in values was in direct relation to the low inventory in many communities throughout Rhode Island.  Given the current forces of supply and demand home prices are expected to increase well into 2018 according to Robert Scaralia Education Director for the Real Estate Institute Of Rhode Island. 

With the improved overall real estate market and the economy as a whole, many individuals are considering a career in real estate to help meet the increased consumer demand. According to Candace Mandell, student services director for the Real Estate Institute Of Rhode Island "our pre-licensing classes are in strong demand" many new agents are finding the current market conditions a perfect time to earn their Rhode Island real estate license. She adds many real estate companies throughout the state are actively hiring full and part-time new agents to support the growth.

Rhode Island real estate license requirements and examination.


To become a Rhode Island real estate salesperson candidates must complete the following requirements. The very first step to begin the process is to enroll in the real estate pre-licensing class.

  1. Candidates must be 18 years of age.
  2. Complete a 45-hour pre-license class.
  3. Complete a 3 hour lead poision/mitagation class.
  4. Obtain a criminal history record from the Rhode Island attorney general.
  5. Complete a 3 hour New Agency Law class (if not included in the 45-hour pre-license class).
  6. Provide proof of Errors and Omissions insurance.
  7. A taxpayer status Affidavit/Identity verification 
  8. Test score for successfully passing the real estate exam.

How long does it take to earn my Rhode Island real estate license?

To earn a Rhode Island real estate license applicants are required per Rhode Island law to complete a state approved 45-hour real estate, pre-licensing class.  In addition, applicants are required to take a 3-hour lead paint class to become familiar with the hazards of lead paint in housing.

Rhode Island real estate license requirements

This information will assist individuals looking to become licensed real estate agents in Rhode Island. Information includes resources for real estate school enrollment, educational and training requirements including Rhode Island real estate law, salesperson examination and licensing renewal for salesperson and brokers license.

Rhode Island's real estate commission requires candidates who seek to earn a real estate license be at least 18 years of age and complete 45 clock hours of classroom preparation by an approved licensed real estate school and successfully pass the state exam. In addition, candidates must complete a 3-hour lead paint class and complete an application for licensure.  The application for a Rhode Island real estate agent must provide a statement attesting to the salesperson candidate as being competent and trustworthy to receive a license, the three references must be property owners who have known the applicant for a least three years.
