Can you earn a Rhode Island real estate license without being a resident of Rhode Island?
Yes! The State of Rhode Island does not require you to be a resident of Rhode Island to earn a real estate license. You must complete the required online licensing classes, pass the state exam and you are a Rhode Island real estate agent. Just remember if you are applying for a salesperson's license the broker you affiliate with is required to have their Rhode Island brokers license in order for you to sell houses in Rhode Island.
Upon successfully passing the examination, candidates must submit the following:

REQUIREMENTS FOR REAL ESTATE SALESPERSON APPLICANTS
All candidates applying for a Real Estate Salesperson license must first contact Pearson VUE at (800) 274- 8922 or by visiting their website at www.pearsonvue.com, to schedule an examination. The examination must be taken before submitting an application to the Department of Business Regulation (DBR), Division of Commercial Licensing, Real Estate Section. All licenses expire biennially (every two years) on even years.

A Certificate of Completion for 45 hours of Pre-Licensing Sales education including three (3) hours of a New Agency Law course
• A Criminal History Record (CHR) from the Rhode Island Department of the Attorney General locatedat 4 Howard Avenue, Cranston, RI 02920. Hours of operation are 8:30 am to 4:30 pm. For further questions about this process, you may contact the DAG at (401) 274-4400.
• A Lead Poisoning/Lead Hazard Mitigation Certificate of Completion for three (3) hours

New Rhode Island fair housing real estate license requirement 2022
Rhode Island- Starting January 1st, 2022 Rhode Island real estate license law will require all licensees to complete a credited 3 hour Fair Housing class covering Federal, state and local laws in order to renew their real estate license.
- This requirement applies to renewals only and must be met during every 24 month renewal cycle starting in 2022.
- Pre-licensing candidates will be tested on federal and Rhode Island fair housing law but are not required to complete an additional three-hour fair housing class.

Why do you need a buyer's agent when purchasing a home in Rhode Island?
- Financing contingency- This basically lets the seller know the purchase is subject to your ability to get a specific loan to buy the home.
- Home inspection contingency- You are making your offer to purchase subject to a satisfactory structural and mechanical inspection of the property. You agent can recommend a qualified inspector.
- Pest inspection- You want to make sure the home has not been compromised by wood destroying insects such as termites and carpenter post beetles. You also do not want to have other rodents occupying the property. (Note, most lenders require this type of inspection as a condition of getting a loan)
